As a real estate appraiser, I spend countless hours driving through the neighborhoods of Southwest Riverside County. From the sprawling custom estates in De Luz to the master-planned communities of French Valley and the bustling streets of Murrieta, I get to see it all. French Valley offers that quintessential suburban, family-friendly feel with quiet streets and great parks, yet you are only minutes away from the rural, open-space charm of Winchester.

Despite the tremendous growth we've seen over the last decade, these cities have remarkably retained their community spirit. Whether it's the Friday night high school football games that draw half the town in Murrieta, the farmers' markets in Old Town Temecula, or the local community events in Menifee, there is a palpable sense of belonging here. People know their neighbors, support local businesses, and take pride in their community.

3. The Incredible Scenic Beauty

It’s easy to take for granted when you see it every day, but the geography of our region is stunning. As I drive to appraisal appointments, I’m constantly treated to views of the Santa Rosa Plateau, the San Jacinto mountains, and the iconic hot air balloons dotting the early morning sky over wine country. The golden hour out here is truly something special, and it provides an unbeatable backdrop for outdoor living.

4. A Hub for Growth and Opportunity

From an economic standpoint, watching the evolution of French Valley, Wildomar, and Menifee has been exciting. We aren't just bedroom communities for San Diego or Orange County anymore. We are seeing incredible local infrastructure improvements, new commercial centers, and top-rated school districts that make this an ideal place to raise a family and build a career without the agonizing coastal commute.
