1. The Exterior Inspection: Curb Appeal and Construction

Before we even knock on your door, the appraisal has begun. We start by walking the perimeter of your property.

  • Measuring the Footprint: We take precise exterior measurements to calculate the Gross Living Area (GLA). A home with an accurate, larger GLA typically commands a higher value, so we don't rely solely on county records, which are often outdated or incorrect.
  • Local Architecture & Upgrades: In Southern California, features like Spanish tile roofs, stucco exteriors, and drought-tolerant landscaping (or that lush green lawn you've fought hard to maintain) are noted. We are also looking at the condition of your exterior paint, the roof's apparent age, and the foundation.
