Appraising Luxury Homes: It's Not Just Price per SqFt

In standard subdivisions, "Price Per Square Foot" is a decent quick metric. In the luxury market ($1.5M+ in our area), it is useless.

Qualitative vs. Quantitative

How do you adjust for a view of the ocean vs. a view of the vineyard? How much is a 6-car subterranean garage worth? Or a vanishing edge pool?

Luxury appraisal requires paired sales analysis and often going further back in time or expanding the search distance to find truly comparable estates. It is less about the math of the box, and more about the lifestyle utility the property offers to a niche buyer.
