FHA vs. Conventional Appraisals: Key Differences

Many homeowners panic when they hear the buyer has an FHA loan. "Does my house need to be perfect?" Not perfect, but Safe, Sound, and Secure.

The FHA Checklist

Unlike a conventional appraisal which focuses mostly on value, FHA appraisers must report "health and safety" deficiencies, such as:

  • Chipping Paint: In homes built before 1978 (Lead-Based Paint risk).
  • Handrails: Missing handrails on stairs.
  • Utilities: We must verify electric, water, and gas are on and working.
  • Attic/Crawlspace: We are required to do a "head and shoulders" inspection of these spaces.
