The FHA Checklist
Unlike a conventional appraisal which focuses mostly on value, FHA appraisers must report "health and safety" deficiencies, such as:
- Chipping Paint: In homes built before 1978 (Lead-Based Paint risk).
- Handrails: Missing handrails on stairs.
- Utilities: We must verify electric, water, and gas are on and working.
- Attic/Crawlspace: We are required to do a "head and shoulders" inspection of these spaces.
