  • The Situation: In a divorce, the marital home is often the largest asset to be divided. Whether one spouse is buying the other out, or they are preparing to sell, an unbiased, wildly accurate valuation is critical. My role here is to be an entirely neutral third party.
  • The Details: This property has high-end custom upgrades—a vanishing edge pool, custom imported tile, and a detached casita. Appraising luxury properties requires meticulous attention to detail. I’m not just looking at square footage; I’m evaluating the quality of construction, the specific view premium (golf course vs. mountain view), and the appeal of the community itself. Emotions run high in these situations, which is why a defensible, data-backed report is essential.

Afternoon: An FHA Purchase in Palm Desert

My final stop takes me to Palm Desert. This assignment is for a buyer getting an FHA Loan. FHA appraisals are different from conventional loans because they involve a stricter safety and security inspection.

  • The Inspection: I'm checking to make sure the HVAC is functioning (crucial for desert summers!), testing the water pressure, ensuring the water heater is properly double-strapped, and checking the attic and crawlspace. I'm also looking out for peeling or chipping paint on older homes, which is a major FHA red flag.
  • The Market: Palm Desert is seeing a lot of activity from first-time buyers and retirees alike. This particular home is a beautifully updated SFR near El Paseo. The FHA inspection ensures the property is safe, sound, and secure for the new buyers before the lender signs off.

From the tax implications of an estate settlement to the delicate nature of a divorce, and the strict guidelines of an FHA loan, appraising in the Coachella Valley requires versatility and deep local knowledge. Every home tells a story, and every appraisal serves a critical purpose.
